About
I bought $100,000 under asking. Here's exactly how.
Two hours on the market and I still paid $100k under. No trick to it. I just knew the number before I walked in.
What actually happened
I was 21. The place had been listed about two hours when I saw it. It was priced way above what similar homes around there had been selling for, so I offered off those sales instead of off the asking price. They took it, $100,000 under.
Why it worked
- The asking price isn't a valuation. It's a number the seller and agent picked to get people through the door. What recently sold nearby tells you the real story.
- I could move in hours, not weeks. I already knew that street, so I didn't need three weekends of research to decide. Being able to go fast is worth real money to a seller and hardly anyone can do it.
- I made the terms good, not just the price. Settlement date, deposit, conditions, sellers care about that stuff way more than buyers realise.
- I had a walk-away number before I looked. So when the agent pushed, there was nothing to push against. I wasn't deciding on the spot.
- I gave away nothing. Didn't say I loved it, didn't say how long I'd been looking, didn't say what I could stretch to. All three would have cost me.
The honest bit
I had an unfair advantage. I started in real estate at 19, so by the time I bought I already knew how to read comparable sales and what the agent was up to. That's access, not talent.
And to be clear: that was one property, one market, one moment. Every purchase is different. Plenty of places are priced properly and there's nothing to negotiate. I can give you the method. I can't promise you a number.
My friends had none of this
They asked me things they should never have had to ask. What does 'offers over' even mean. Is it rude to offer less. Is a building inspection worth it or is that just money gone.
Basic questions with real money riding on them, and nowhere sensible to find the answers.
Then I started seeing it for a living
Since getting my licence I've helped over 350 buyers, and the same stuff happens over and over.
People turn up after months of looking, exhausted and quietly panicking they've left it too late. They fall for a kitchen. They decide what they'll pay while standing in the hallway. They say things to me that cost them thousands without realising they've said anything at all.
That's not being dumb. That's what happens when something matters this much and you've got nothing solid to stand on.
What I should be upfront about
I'm a selling agent, so I work for the seller. That's the job, it's disclosed, it's completely legal. It also means I sit opposite first home buyers every week watching them hand over information, and money, they didn't need to.
You'll do this once, maybe twice. I watch it constantly. That gap is the whole reason this exists.
What I don't do
I don't act for you. I'm not your agent, I won't attend inspections with you, I won't negotiate on your behalf and I won't contact another agent for you.
That's deliberate. I'm a selling agent, so I already act for sellers. Nobody can act for both sides of the same transaction, and I'm not going to blur that line. What I sell is education and research, and you use it yourself.
If you want someone to represent you and bid for you, that's a buyer's agent, and it's a different job with different licensing. I'm happy to explain the difference, but it isn't what I do.
What I'm not
I'm not a mortgage broker, an accountant or a financial adviser, and none of this is personal advice. I won't tell you what to buy or what you can afford, and I can't promise you'll pay less for anything. What I can teach you is the process, so you can make that call yourself with your eyes open.

What it's like on the other side of the table
These are verified reviews from people who bought properties I was selling. They are about how I work, not about the courses, and I would rather be straight about that than pretend otherwise.
Roxanne has been truly great! Made the purchase of my property easy and stress free. Definitely recommend her!
Roxanne was amazing. Great with communication, very accommodating, always did everything she could to find the answers to any question I had, and was positive and friendly every single time I had interactions with her. Would 100% work with her again.
Roxy was great to work with throughout our property purchase. She was very helpful and attentive, and more than happy to make time for us to come through the property prior to settlement which we were grateful for.
Verified reviews from buyers of properties I listed. They relate to my work as a selling agent, not to Property Pathway products.
