Property Report: One Address, Fully Checked

You have found a place and now you are guessing. Whether it is worth the asking price, whether anything is wrong with it, whether you are about to overpay because you are tired of looking. Send me the address and I will tell you.

What I check

  • Sales and listing history, including withdrawals and relistings
  • Comparable sales and an honest value range
  • Flood, storm tide and overland flow mapping for that address
  • Zoning, planning overlays, and what could be built nearby
  • Bushfire, landslip and any other overlays that apply
  • The building itself: age, construction, aspect, visible red flags
  • Strata and body corporate levies, where applicable

What you get back

  • A written report, usually 8 to 12 pages, in 2 to 3 business days
  • A value range with the comparable sales behind it
  • A red flag list ranked by how much it should worry you
  • Questions to ask the agent, the seller and your conveyancer
  • A suggested offer range and a walk-away number
  • A short voice note walking you through it

What it is not

This is a research summary built from publicly available records, listing data and market comparables. It is not a valuation, a building or pest inspection, a title or contract search, a survey, a flood certificate, or legal, financial or tax advice. Commission your own building and pest inspection and have a conveyancer review the contract before you sign anything.

If I happen to be the selling agent for the property you send me, I will tell you and refund you in full. I cannot give you an independent view on something I am selling.

Why it's worth $49

It is less than a building inspection, less than a conveyancer's first invoice, and roughly the cost of two open home weekends in petrol.

What you are paying for is two to three hours of my time doing what I do for sellers every week, pointed at a property you are about to make the biggest financial commitment of your life on.

Plenty of these reports end with a reason not to buy. That is usually the most valuable outcome, and it is the one you cannot get from the listing, the agent, or a weekend of scrolling.

Research from public records, listing data and comparable sales. Not a valuation, building inspection or legal advice. I act for sellers, so this does not make me your agent, and if I am selling the property I will tell you and refund you.
