Disclaimer
I'm a licensed real estate agent. That licence lets me deal in property, not advise you about money.
General information only
Everything Property Pathway publishes is general educational information. That includes this website, the calculators, the courses, the templates, the emails and the social media posts.
None of it is personal advice, and none of it takes your objectives or circumstances into account.
What I am licensed to do
I hold a real estate agent licence under the Property Occupations Act 2014 (Qld).
I do not hold an Australian Financial Services Licence under the Corporations Act 2001 (Cth). I do not hold an Australian Credit Licence under the National Consumer Credit Protection Act 2009 (Cth). I am not an accountant, a registered tax agent, a certified practising valuer or a lawyer.
That means I cannot tell you what you can afford, which loan to take, what a property is worth in a formal valuation sense, or what the tax consequences will be for you.
I don't act for you
Property Pathway sells education and written research. It does not create an agency relationship. Roxanne Alterio is a selling agent and acts for sellers. She will not represent you, negotiate for you or bid for you, and nothing you buy here makes her your agent.
If a property you ask about is one she or her agency is selling, she will tell you and refund you rather than provide research on it.
No guaranteed outcome
Property carries risk. Prices fall as well as rise. Loans get declined. Interest rates move. Tenants leave.
I do not guarantee that you will save money, buy a property, be approved for finance, or that anything will grow in value.
The calculators
They are estimating tools built on simplified assumptions. Transfer duty scales, first home concessions, lending policy and interest rates change often and differ by state, property type and price. Figures shown may be out of date.
Confirm anything that matters with your state revenue office, a licensed mortgage broker, your conveyancer or your accountant.
Testimonials
Testimonials describe one person's experience. They are not typical and not a prediction of yours.
